What do you look for in an applicant?+

We review income, credit history, rental references, and background information. Each application is considered as a whole — we aim for a fair, consistent process.

Are pets allowed?+

Pet policies vary by property. Approved pets may require additional deposits or fees. Ask our leasing team about a specific listing.

Do you accept Section 8 / Housing Choice Vouchers?+

Yes — we work with voucher holders on qualifying properties. Browse Section 8 listings or ask our leasing team for help finding an eligible home.

How long does the application process take?+

Timelines vary by property and applicant volume. Once your application is submitted, our team will contact you with next steps.

Who handles what?

What maintenance is the tenant responsible for?+

Tenants are typically responsible for routine upkeep — replacing HVAC filters, light bulbs, smoke detector batteries, and keeping the home clean and free of pests caused by housekeeping.

What does Chanticleer handle?+

We coordinate repairs to the structure, systems, and appliances covered by your lease — plumbing, HVAC, appliances provided with the home, and exterior issues.

How quickly will my request be handled?+

Routine requests are triaged during business hours. Emergencies should always be reported by phone for the fastest response.

Can a vendor enter without me home?+

Indicate on your request whether entry is permitted and note any pets on the premises. We schedule access according to your lease and local notice requirements.

Move-out

Move-out & security deposit

Plan ahead for a smooth move-out. Return keys, leave the home broom-clean, and update your forwarding address in the tenant portal.

When will I receive my security deposit refund?+

Refunds are processed after move-out inspection and accounting review, in accordance with North Carolina landlord-tenant law. You will receive an itemized statement if any deductions apply.

How do I provide refund banking information?+

Enter your banking details in the Buildium tenant portal within 30 days of move-out. This is the fastest way to receive your refund by ACH.

What if I missed the portal banking window?+

Use the direct deposit authorization form in the section below. Our team will enter your banking information in Buildium after reviewing your signed authorization.

You should still enter banking in the tenant portal when possible. This form is for tenants who missed the 30-day portal window after move-out.
