Why does my Form 1099-MISC report gross rental income instead of net income?+

By IRS regulation, property managers must report the total gross rent collected from tenants in Box 1 of Form 1099-MISC. This is the total amount of rent received before any expenses (such as management fees, repairs, or utilities) are deducted. When filing your taxes, you will deduct these expenses on Schedule E (or your business tax return) to arrive at your net taxable income. We provide a detailed year-end cash flow statement to help you and your CPA easily identify all deductible expenses.

Does the bank account for direct deposits need to match the legal owner of the property?+

Yes, absolutely. To comply with banking regulations, tax laws, and anti-money laundering requirements, the bank account holder for direct deposits must match the legal owner named on the property deed. If the property is owned by an LLC or trust, the bank account must be in the name of that specific LLC or trust, rather than an individual's personal account.

How are tenant security deposits handled?+

Tenant security deposits are held in a trust account in accordance with state laws and local regulations. These funds belong to the tenant and cannot be used for property expenses or repairs during the tenancy. Within the legally required timeframe after a tenant moves out, we perform a thorough move-out inspection, calculate any necessary deductions for damages beyond normal wear and tear, and return the remaining deposit to the tenant along with an itemized statement.

What is the eviction process if a tenant stops paying rent?+

While evictions are rare due to our rigorous tenant screening process, we handle them professionally and swiftly if they become necessary. If rent is not received by the due date, we issue the legally required notices to pay or quit. If the tenant fails to comply, we coordinate with specialized legal counsel to file an unlawful detainer action, represent your interests in court, and work with law enforcement to regain possession of the property. We keep you informed at every step of this process.
